Pensacola is the Escambia County seat and a seaport on Pensacola Bay, about 6.9 road miles from our office over the Pensacola Bay Bridge. From the bridge the route runs along Bayfront Parkway to East Main Street, close to City Hall, and from there we work out to East Hill, North Hill and the older neighborhoods west of downtown.
Pensacola's housing reaches back furthest of any town we serve: the median home dates from 1972, about 65% of homes were built before 1980, and about one in nine (11.7%) before 1940, according to 2020-2024 Census estimates. In older detached garages we meet openings narrower or lower than today's stock doors, so we measure before ordering anything. In the Pensacola Historic District, North Hill and Old East Hill the city's Architectural Review Board reviews exterior changes, and North Hill's preservation association says that includes garages.

🌊 What Pensacola Garage Doors Are Up Against
Most Pensacola calls cross the Pensacola Bay Bridge, then follow Bayfront Parkway and East Main Street for downtown or turn up toward East Hill and Cordova Park. West of downtown we work Brownsville, Warrington and West Pensacola. For a house in a historic district we ask first whether the project changes the exterior, because the review board must approve changes to how a garage looks.

Can I change my garage door in a Pensacola historic district?
Check with the city first. The Architectural Review Board approves or disapproves plans for buildings to be erected, renovated or razed in the city's historic and preservation districts, and North Hill's preservation association says the board's review covers accessory structures such as garages. Call the city's Planning Services before you order a door that looks different from the one you have.
Does the City of Pensacola or Escambia County handle my garage door permit?
It depends on the address. The city's building FAQ says its answers apply only inside city limits and tells owners to verify jurisdiction on the Escambia County Property Appraiser site. Escambia County's permitting page lists garage doors among the exterior doors that need a permit to replace. The city also describes a 2026 exemption for small non-structural single-family work that requires an application, and it does not name garage doors.
What should I know about a garage door in an older Pensacola house?
Older houses tend to have older openers and non-standard openings. About 12% of Pensacola homes predate 1940, and an opener made before 1993 may lack the photo eyes now required on residential units. We measure the opening before ordering a door and test the reversal on any opener we find.
What do you check on a Pensacola garage door after a hurricane?
Tracks, brackets, sections and the opener connection, before the door is used. DASMA reports that hurricane-force wind can open a closed garage door by pushing it against the vertical track, and NWS Mobile/Pensacola describes widespread wind, storm surge and flooding from Hurricane Sally in 2020. A door that still moves can have a bent track or loose fasteners.
