Navarre is about 18 road miles east of our office, nearly all of it on Gulf Breeze Parkway before it becomes Navarre Parkway. The community lies between the East Bay River to the north and Santa Rosa Sound to the south, and Navarre Beach, across the causeway on Santa Rosa Island, has its own Gulf shoreline.
Navarre is a young community. The median home dates from 2003, 58% of homes were built after 1999, and only about 3% before 1980, according to 2020-2024 Census estimates; roughly 8% are manufactured homes. A median-year door is about 23 years old, which is far more cycles than a standard spring is built for, so we ask when the springs were last replaced. On Navarre Beach, three in four homes are in buildings of two or more units and the median year built is 2000.

🌊 What Navarre Garage Doors Are Up Against
Navarre calls run along one road. We take Gulf Breeze Parkway east for about 13 miles, then Navarre Parkway, and from there reach the Hiawatha and El Robledal neighborhoods, Harper and Muddy Ford to the north, and the causeway to Navarre Beach. Across the East Bay River, Holley is often counted with Navarre. A Sound-side subdivision and a beach condominium can call for different parts, so we ask which you have when you call.

Wind can open a closed door. DASMA explains that a closed sectional door catches the wind and pushes against the vertical track, which can drive it upward, and says a trained technician should verify that the door will stay closed in a design-level wind event. Hurricanes Erin and Opal in 1995, Ivan in 2004, Dennis in 2005 and Sally in 2020 all caused significant damage around Navarre, so we check tracks and the opener connection.
Is Navarre Beach different from the rest of Navarre for garage doors?
Yes. Navarre Beach is a Gulf-front barrier island community where about 73% of homes are in multi-unit buildings and salt reaches steel hardware directly. Amarr tells owners in salt-air climates to wash steel doors more often than once a year. On the mainland side about 81% of homes are detached houses, so the work is more often single-family garages.

Who issues a garage door permit in Navarre?
Navarre is unincorporated, so building permits come from Santa Rosa County. The county's notice says windows, exterior doors, roofing and siding continue to require permits regardless of project cost. It does not name garage doors, so ask Development Services about your job before you order.
